Please receive the update and suggested submission notes for Plan Change 78 – IntensificationSix-story plus apartments.

Auckland Council has voted to protect the Special Character of a large part of the suburb in Step One of the re-zoning process under the National Policy Statement-Urban Development. (UPS-UD)

The decision on protecting Special Character, however, is not final as it now requires the assessment of the Independent Panel (IP) who will be reviewing all submissions and evidence in support and opposition to this. The process requires the agreement of the IP and Auckland Council. If this is not achieved, all of Freemans Bay will likely be re-zoned for six-story plus apartment buildings as we are within the walking catchments being 400 meters from any part of Ponsonby Road, and 1200 meters from the CBD boundary (Victorian Park Market Union Street).

The Freemans Bay Residents Association (FBRA) has engaged the services of Russell Bartlett KC Barrister, Graeme Burgess Heritage Architect, Brian Putt Town Planner, and Bryce Hall Traffic Planning. Russell will lead the FBRA submission and the Independent Panel Hearings process. This engagement of services has been possible because of the financial contributions many of you have made to FBRA. So a big thank you to you all. We have reached over $110,000 in contributions.

Going forward we will need to engage with additional experts and therefore still need more funds. If you have not contributed, please do so. Please talk to your neighbours, let them know what is at stake, and ask them to contribute money.

We urge you to be heard and express your opinion. The number of submissions received is really important. Every member of your house has a right to submit, so get the whole household on board to do their own submission. Please don’t leave it to the rest of the community to make the effort. We all need to express our views on the importance of our heritage suburb, our community, and our green spaces so that these are protected for future generations.

For a submission to the Independent Panel, you can use any of the views expressed in the submission document. You can copy and paste any of the same views from the submission document which can be found on the F.B.R.A website here >  www.freemansbay.org.nz/submission-plan-change-intensification/

You should personalise your comments to add credibility.

Your submission should be emailed to Auckland Council at: unitaryplan@aucklandcouncil.govt.nz
